Furnished vs. Unfurnished Apartments Near UC Berkeley

The first real question after "where do I live" is "do I want the place to come with a bed." That decision sounds small. It isn't. It changes what you spend week one, what move-out day looks like, and whether your first Saturday of the semester goes to an IKEA dresser instead of Memorial Stadium.

What's the difference?

A furnished apartment near Cal comes with the basics already inside. Bed, mattress, desk, chair, dresser, plus a couch or kitchen table if it's a shared unit. Unfurnished is empty. Sometimes the fridge and stove are there. Sometimes they aren't.

Some Berkeley landlords also rent "semi-furnished" units. A bed and a desk, nothing in the living room. Ask before you sign. The word "furnished" isn't standardized in California rental listings.

How much does it cost to furnish an unfurnished apartment in Berkeley?

For one person in a studio or one-bedroom, plan on $1,200 to $2,500 in new furniture from IKEA Emeryville on Shellmound Street. A queen mattress runs $250 to $500. A basic desk and chair is around $150. A small couch starts near $300. Then lamps, a rug, kitchenware, a shower curtain, trash cans, a vacuum. The small stuff piles up faster than the furniture.

Buying used on Facebook Marketplace or the Berkeley free-and-for-sale groups cuts that number roughly in half, but you'll spend the time. Most people borrow a friend's car or rent a U-Haul cargo van (around $30 to $60 a day plus mileage) to haul the bigger pieces.

Sharing a two-bedroom? Split the common-area costs and your share might land around $800 to $1,500.

How long does setup take?

Three to ten days if you're moving fast and have a car. Two to four weekends if you're doing it on foot and the bus. The slow part isn't the shopping. It's the delivery windows. IKEA home delivery is usually 3 to 7 days out. Wayfair can take a week. A box-mattress takes 2 to 5 days to ship and another 24 to 72 hours to expand on the floor.

Flying into SFO the week before classes? Nobody warns you about this part. You'll be sleeping on the floor or an air mattress for a few nights.

Is unfurnished cheaper in the long run?

Sometimes. Run the math on your actual stay.

Furnished units in Berkeley rent for about $150 to $400 more a month than comparable unfurnished ones, depending on the building and what's included. Say the premium is $200. Over 12 months that's $2,400. Over 24, $4,800.

People who already own furniture in California and can move it for under $500. People planning to stay in the same unit for 2+ years. People who want a specific aesthetic, their stuff, their couch, their art. People with a partner or family who need a non-standard setup (crib, home office, multiple desks).

Berkeley grad students doing a 5-year PhD often start furnished in year one and switch to unfurnished in year two once they've picked their neighborhood between Southside, Northside, and Elmwood. That's reasonable.

Who should pick furnished?

People flying in from out of state or out of country. People on a lease shorter than 12 months. Some Berkeley landlords offer 9- or 10-month academic-year leases, and those are almost always furnished. People without a car who don't want to ask three friends to drive to Emeryville. People who want move-in to take one afternoon instead of three weekends. People sharing a unit with strangers who don't want to negotiate whose couch goes in the living room.

International students fall hard into this category. So do parents helping a freshman move in on a tight visit.

What about move-out?

This is the hidden cost of unfurnished. When your lease ends in Berkeley, you have to do something with your stuff.

Sell on Facebook Marketplace and expect to recover 20-40% of what you paid, and expect to spend 5-15 hours coordinating pickups with strangers who flake. Donate, and the Habitat for Humanity ReStore in the East Bay takes furniture but won't take mattresses. Trash it, and Berkeley gives residents one free bulky-waste pickup per calendar year for 1-4 unit buildings. Past that you pay, and you have to schedule it in advance.

The standard package in a Berkeley furnished building is a bed frame, mattress, and basic pillow. A desk and desk chair. Dresser or closet storage. In shared units, a living room couch and dining table. A stocked kitchen with fridge, stove, microwave, and sink, but usually no plates or pans.

What's almost never included: bedding, towels, kitchenware, cleaning supplies, a printer, a desk lamp. Budget another $200-$400 for the small stuff even in a furnished unit.

Three questions. How long is your lease? Under 12 months means furnished. Do you already own furniture in California? If no, furnished wins more often than it loses. Are you flying in from out of state or out of country? If yes, furnished.

Two or three yeses to "furnished" and you can skip the rest of the math. Mixed answers? Multiply the rent premium by your stay length in months, then add what move-out will cost you in time and dumped furniture.

Most one-year stays at Berkeley come out ahead furnished. Most multi-year stays with furniture you already own come out ahead unfurnished. The expensive mistake is picking based on the listing photo before you've thought about move-out day.
