Rent is only part of what you pay
Every Berkeley renter I’ve toured with has the same shock in their first PG&E winter bill. The listing said $1,500 and that’s what you signed for. December arrives, the wall heater in the front room runs six hours a day, and the bill is $180 by itself. Layer in EBMUD, renters insurance, an internet split with three roommates, and the annualized share of application fees, and your real monthly number sits well above the listing.

PG&E and the wood-frame winter
Berkeley’s older housing stock leaks. Single-pane windows, thin wall insulation, gas wall heaters. Winter PG&E bills run much higher than summer. A pre-1980 wood-frame 3-bedroom on Channing might see a $250 combined electric-and-gas bill in January, split three ways. A post-2000 concrete-and-glass building in Downtown Berkeley or on Shattuck runs 30 to 50 percent lower monthly on PG&E for the same unit type. The building era selector applies that multiplier.
Effective March 2026, PG&E added a $24 monthly Base Services Charge to every residential account. The calculator splits it across your roommates, since only one household PG&E account carries it.
EBMUD, trash, and the small fixed costs
EBMUD bills every two months, so people forget it exists until it lands. A Berkeley apartment on the standard single-family residential rate averages about $55 a month in water and wastewater. Master-metered buildings split it across roommates. Individually-metered buildings bill you direct. Trash and recycling are almost always in rent. Package lockers usually are too.
Renters insurance: what landlords require
Most Berkeley landlords now require a renters insurance policy with $100K liability minimum, and they’ll ask you to name the property as an additional interest before you get keys. A student-appropriate policy from Lemonade or State Farm typically runs $12 to $20 per month for $20K to $30K of personal property coverage. Cheapest line on the whole bill, and the one most first-time renters forget.
Internet, laundry, and the bundled trap
A standalone internet plan (Sonic Gigabit, AT&T Fiber, Comcast Xfinity) runs $55 to $90 a month for the household. Split three ways it’s $18 to $30 per roommate. Furnished buildings often bundle it into rent, which kills both the line item and the fight over whose name is on the account. Laundry is smaller but real: in-building card-operated machines cost $25 to $35 a month per person for two loads a week. In-unit appliances make the card go away entirely.
Application, deposit, and one-time fees
The application fee is $40 to $75 per adult. The security deposit is capped by California Civil Code §1950.5 at one month of rent for most landlords, furnished or not; qualifying small landlords can ask up to two. Annualized over a 12-month lease, these one-time costs land around $10 to $20 per month per resident. Some buildings add a move-in fee, a key fob deposit, or a pet deposit if applicable.
