Panoramic runs three furnished off-campus apartment buildings in Southside, Elmwood, and Northside Berkeley, now leasing for the 2026-2027 academic year. Each is a five- to ten-minute walk to UC Berkeley, with transit-first living and private bedrooms in shared layouts.


More in less. We design buildings that ask cities to do more with what they already have. Add homes and street-level enterprise without paving another acre.
Between 1998 and 2004, we built seven mixed-use buildings in downtown Berkeley and became the largest private landlord of UC Berkeley students. In 2007, Equity Residential acquired our portfolio in the largest real-estate transaction in Berkeley's history. In 2015, we completed the first car-free, high-rise micro-apartment project in the United States.

Each project starts with a question of what this block wants to become. It has to clear four tests before a drawing leaves the office.
More homes on less land. Compact buildings on small urban sites the rest of the market overlooks, turning quarter-acre lots into dozens of households.
We build where transit already runs. BART, AC Transit, the urban core — close enough that owning a car becomes a choice, not a requirement.
Energy-efficient envelopes, on-site car-share, rooftop gardens. The first car-free, high-rise micro-apartment project in the U.S. was ours.
Ground-floor retail for local businesses. Courtyards that face the block. Design that pays attention to how a neighborhood actually moves.

Panoramic Berkeley at 2539 Telegraph Avenue is the closest-to-campus option, furnished, with private bedrooms with locks and a direct walk to campus.
The Gourmet Ghetto along North Shattuck (Chez Panisse at 1517, Cheese Board Pizza at 1512) is quieter than Telegraph and closer to Downtown Berkeley BART for commutes out of Berkeley. Panoramic Northside at 1752 Shattuck sits a ten-minute walk from UC Berkeley's North Gate at Euclid and Hearst Avenues and is the clearest fit for grad student apartments near UC Berkeley.
