Seven things to know.

If something here does not match what you are seeing in your unit, call the office. The building is new and we would rather hear about it.

Building and apartment access

Access runs through two apps, ButterflyMX and iNox Smart, on iPhone and Android. You will get an invitation link to set them up, then use them to open the front door, your apartment door, and your bedroom door. No keys and no fobs are issued. The one physical key you receive is for your mailbox.

Internet

Gigabit internet from Google Fiber is already live in your apartment at no cost to you. Management keeps the line up; the Wi-Fi on top of it is yours to choose. Either option works:

  • Connect to the router already in the media box. The network name and password are printed on the media box cover.
  • Plug your own router into the media box. It is plug and play, and the line is live.

Connectivity problems go to Google Fiber directly at 800.932.7277, not to the management office.

Maintenance requests

Urgent problems, meaning a water leak, smoke or fire, or a security breach, go to the 24-hour line at 510.883.9000. Anything that can wait 24 hours, like a heated towel rack that stopped working, goes through the resident portal as a work order.

Waste and recycling

Your apartment has three bins: trash in black, recycling in blue, compost in green. Carry them down to the trash room on the ground floor, and check that bags are sealed and not leaking on the way. Sorting the three streams properly is what keeps the building clear of city penalties.

Laundry

Every floor except the ground floor has a laundry room. Pay through the WASH app by scanning the QR code on the machine, or use a laundry card.

Features worth knowing about

A few things in the unit are not obvious on the first pass:

  • The full bathroom has a heated towel rack. Turn the wall timer for a warm towel.
  • The microwave is also a convection oven and an air fryer.
  • Each bedroom has its own heater, controlled by whoever is in that bedroom.
  • The toilet has a heated bidet seat.
  • An air filtration system brings fresh air into the apartment 24/7.

Mail and packages

Mail goes to your mailbox. Packages go to the Luxor package system in the lobby.

  • Sign up for Luxor to get your mail key.
  • There is no mailroom at this property.
  • Management does not accept, receive, or hold mail, deliveries, or packages.
  • USPS, Amazon, FedEx, and the other major carriers already have access codes for the building.
  • Food and grocery deliveries are picked up by you at the main door on the ground floor, or the courier can take the elevator to your apartment door.

Still have a question?

Ask the Panoramic Northside assistant. It knows the building, and it will hand you to a person when it should. For anything urgent, call 510.883.9000 instead.

Move-in day

Plan your arrival: check-in window, elevator reservation, where to unload on Shattuck, and what is already furnished so you can pack lighter.

Maintenance and repairs

What counts as urgent, how to file a work order in the resident portal, and the detail that gets a technician out on the first visit.

Getting around Berkeley

Walking to campus, Downtown Berkeley BART, AC Transit on Shattuck, Bear Transit, biking, and the routes to SFO and OAK without a car.

Something urgent? Call, do not file.

A leak, smoke or fire, or a security problem goes to the 24-hour line. Everything else is faster through the portal.
